Why this is the page that matters in Missouri

Missouri metro typical values run $246,364 to $327,320 against a $832,750 conforming limit in all 115 counties. Borrowing capacity is not the constraint.

How the debt gets counted

The real difference between a physician programme and a conventional one is the handling of a balance that is deferred, in forbearance, or on an income-driven plan during training.

Conventional underwriting generally must use a payment figure even when nothing is currently being paid. Physician programmes are built around the gap between a resident's current payment and an attending's capacity.

★ The specific treatment is a lender term, it varies by programme and it changes. We will not publish a rule here that may not be the rule when you apply. On your file we will tell you exactly how your balance is being counted.

★★ What the Missouri programmes do and do not do

This is where Missouri differs from a state like Michigan, and the difference is unusually clean.

SLRP: there is no number. The state publishes no award amount and says eligible professions are to be determined. You cannot net an unknown against a balance, and we will not pretend otherwise. The detail.

HPLRP: there is a number, but it is not cash at closing. Up to $65,000 at doctorate level, paid against a minimum two-year service obligation at 40 hours a week in an area of defined need. It arrives over time, conditioned on performance of the obligation. The table.

★ Either way, your balance on the day you are underwritten is your balance. What a credible repayment path changes is the ten-year picture, and that belongs in the conversation about how much house to buy, not in the ratio.

★ And check you are not excluded before you plan

SLRP excludes hospitalists, emergency medicine physicians, and positions in inpatient facilities and prisons by name. A current NHSC obligation also disqualifies.

Buy what the salary supports. Treat any loan repayment award as upside.

An award depends on selection, on the site's designation, on completing a two-year obligation, and on programme funding. Any of those can fail; the mortgage payment does not.

  3. Your signed contract, with its start date.
  4. Whether a loan repayment programme is realistically in play, and which.
