★★ The outlier worth naming
Branson is the only Missouri metro in this set that fell, at -0.2%. Every Michigan metro we measured the same day rose.
A flat-to-negative year in a tourism-driven market is not the same signal as a flat year in an employment-driven one. We are not forecasting; we are pointing out that a single state's "market" is not one thing, and an average across these six would hide the only number that behaves differently.
And the fastest riser is the state capital
Jefferson City at +7.3% is nearly double Kansas City's +3.7%, on a lower base. Government-employment markets tend to be steadier than they are exciting, so a run like that is worth noticing rather than assuming it continues.

Kansas City, the most expensive metro, is about 39% of that — $505,430 of headroom. A physician purchase in Missouri essentially never needs a jumbo.

★ Where the market and the programmes intersect
