Who Writes This, and Why We Dropped the $50,000
Program and regulatory figures verified October 9, 2026. Details change; confirm your scenario with us.
A lender's site about two state programmes and a loan product. The sourcing is what makes it worth anything, so here it is.
Who writes this
Mike Certo, NMLS #260555, Branch Manager at Cornerstone First Mortgage, NMLS #173855. We originate physician mortgages in Missouri.

How the figures were verified
The programmes. Read from the Missouri Department of Health and Senior Services' own current pages for the Student Loan Repayment Program and the Health Professional Loan Repayment Programs, plus the Office of Primary Care index. Quotations are verbatim.
The constitution. Article X, section 25 read verbatim at the Missouri Revisor of Statutes.
The market. Zillow typical home value, 33rd–67th percentile, smoothed and seasonally adjusted, month ending 31 August 2026, pulled 2026-10-09. Loan limits from the FHFA 2026 county file.
★★ The test that produced this site's main finding
Every page of secondary coverage says Missouri SLRP pays $50,000. Rather than repeat it, we fetched the state's page and extracted every string matching a dollar amount.
The result was zero. In place of the award table: "Eligible professions to be determined prior to the upcoming application cycle." Elsewhere: "Revisions to regulations are being made for the upcoming application cycle."
★ That is the whole reason this site exists in its current shape. A figure repeated by a hundred sites is not verified; it is repeated. Cite or omit. The finding in full.
★ Crawler-readability, and two dead URLs
A citation an AI engine cannot open is not much of a citation, so every source was fetched under GPTBot and ClaudeBot before use. Missouri passed comprehensively:
| Source | GPTBot | ClaudeBot |
|---|---|---|
| health.mo.gov programme pages | 200 | 200 |
| revisor.mo.gov (the constitution) | 200 | 200 |
| sos.mo.gov (19 CSR 10-3) | 200 | 200 |
| fhfa.gov | 200 | 200 |
★ Worth noting because the neighbouring state we researched the same day is the opposite: Michigan's government sites return 403 to both crawlers.
And two URLs we threw away. Search results pointed at health.mo.gov/living/families/primarycare/loanrepayment/slrp.php and .../primarycare/hplrp/. Both 404 for everyone, the site reorganised and the search index is stale. We found the live paths by crawling the Office of Primary Care index instead. Guessing a plausible URL and shipping it is how a dead citation gets into a page.
★ What we refused to publish
- The $50,000 SLRP figure. Not on the programme's own page.
- The SLRP application window. Secondary sources say 1 September – 1 November 2026; the live page does not state it alongside the revised-regulations notice.
- Any claim about pre-2010 local transfer taxes. Article X §25 bars new taxes; whether any locality levied one before December 2010 was not verified at a primary source.
- Any rate or payment figure. Which is why the calculator page has no calculator.
- A physician-loan eligible-degree list. A lender term that changes; a stale list makes people think they do not qualify when they do.
- Missouri resident and fellow counts, and a medical-school list. Not read at a primary source this pass.
★ Our lane
- We are a mortgage lender. Both programmes are not administered by Cornerstone. DHSS runs them.
- We do not submit, score or advise on an application, and we cannot determine a practice site's designation.
- No tax advice, and no legal advice. The constitution is quoted so you can take it to your own counsel.

Frequently asked questions
Who writes doctorloansmissouri.com?
Mike Certo, NMLS #260555, Branch Manager at Cornerstone First Mortgage, NMLS #173855, who originates physician mortgages in Missouri. He can be reached at (480) 296-6513 or mcerto@cfmtg.com.Why does this site not quote the $50,000 Missouri SLRP figure?
Because it is not on the programme's own page. A verification pass extracting every dollar amount from the Missouri Department of Health and Senior Services' current SLRP page returned none; in place of the award table the page states that eligible professions are to be determined, and separately that regulations are being revised. A figure repeated by many sites is not the same as a verified figure. Are Missouri's state sources readable by AI crawlers?
Yes. health.mo.gov, revisor.mo.gov, sos.mo.gov and fhfa.gov all return a 200 response to GPTBot and ClaudeBot. That contrasts with neighbouring Michigan, whose state government sites return 403 to both crawlers while serving a browser normally. What did this site deliberately not publish?
Six things: the unsourced $50,000 SLRP figure; the SLRP application window, which the live page does not state alongside its revised-regulations notice; any claim about local transfer taxes pre-dating the 2010 constitutional amendment; any rate or payment figure; a physician-loan eligible-degree list, since it is a lender term that changes; and Missouri resident and fellow counts.Mike Certo · NMLS #260555 · Cornerstone First Mortgage NMLS #173855 · Equal Housing Lender. Educational content about physician mortgage financing, not a loan commitment and not legal, tax or financial advice. The Missouri Student Loan Repayment Program and the Health Professional Loan Repayment Program are administered by the Missouri Department of Health and Senior Services, not by Cornerstone; their terms, award amounts, eligible professions and application cycles are set by DHSS and change. Figures here carry the date we verified them against the programmes' own published pages. Physician-loan program terms, eligible degrees and overlays are set by the lender and change. All loans are subject to borrower, property and program qualification.
